Tired of long winters, cold weather, and grey cloudy days? Had enough of traffic, long commutes and the rat race? Are you ready to do something about it?

Perhaps you're looking for an investment opportunity or a piece of paradise for your future. Whatever the reason, Monkey Hill Estates may be right for you, and we want to tell you all about it.

Come to the islands!
Not just any island, but North Caicos in the beautiful Turks and Caicos Islands. You can have bright blue skies and tropical breezes for a lot less than you thought possible.

Why North Caicos?
You may have heard of Providenciales or "Provo," as the locals call it. Provo is the big sister. North Caicos is about to follow Provo onto the world stage as a resort destination. What some of the smartest resorts have discovered here is a land forgotten until 15 years ago.

Miles of the best sandy beaches, the world's third largest coral reef, world class diving, no crowds and perfect weather – winter and summer. All this and yet it's so close – only 75 minutes from Miami. It is easy to get here – quickly! As well as Miami, there are also flights from New York, Toronto, Charlotte, Atlanta, Dallas, Ft Lauderdale, London. With a major expansion at the Provo Airport, European flights will start direct service in 2011.

North Caicos is now a popular day trip from Providenciales. There are two morning high speed ferries over and two returns in the afternoon taking 30 minutes. The trip itself is beautiful and the ferry is always on time!

Car rentals are available to pick-up right at the ferry dock. The price is $30 for same day return trips. Of course this service is great for those living on North allowing them to come to Provo for whatever their needs maybe.

North Caicos is a good 'ground floor' investment. It's totally away from it all, naturally beautiful; a great place to relax. And yet it's not far away from amenities and services when needed. North Caicos should be high on your list for consideration.

What does the Turks and Caicos Offer You?
Small communities: Our resident population is very small. On North Caicos there are about 3,000 people. It's easy to find friends and participate in the local culture. No line up, no traffic jams and friendly neighbors!

Familiar values: The local population is familiar with the North American lifestyle. Many have family living in the USA, Canada or Great Britain. Almost everyone goes to Miami to ‘shop’! American television is carried on the cable and English is the language here as well. These are big considerations when you are looking at living in a foreign country!

Easy access: So much air choice allows for easy travel back home and family and friends can easily come for a visit. Shopping or a weekend away in Ft Lauderdale is only 75 minutes away.

US Dollars are used here - No currency problems!

Taxes: There are no direct taxes here: No property tax, no school tax, no inheritance tax, no capital gains tax. There is a ‘stamp duty’ on real estate transactions – on North Caicos it is 5%. Import duties are important to the Government as well.

Banking: Modern banking facilities with credit cards and on-line banking services.

Internet: Modern high speed internet is available. Cablevision is coming to the area.

75 minutes from Miami, three hours from New York City, The Turks and Caicos Islands
offer all of the best Caribbean features without the crowds.

The Turks and Caicos Islands rise out of the Atlantic Ocean. Only 10 of the 40 islands are inhabited so the 35,000 citizens have a close relationship with island nature: birds, marine life and tropical vegetation.

North Caicos Island
Sandy Point on North Caicos (1) is beside Parrot Cay (2), an exclusive resort visited by high profile celebrities just 12 miles from Providenciales (3), called "Provo" locally. It has an expanding international airport and is a well established resort / retirement destination. Only 3,000 citizens currently live on North Caicos Island, the location of Monkey Hill Estates (4), but land is beginning to sell rapidly due to infrastructure improvements being made by the government.
